Why do I need title insurance?
For your protection. Your home may not be your home unless you have owner's title insurance.
There are hidden risks involved when purchasing a home or property. You are not assured a good title (that is, a title free of any rights or claims of prior owners or creditors) simply by paying your money and receiving a deed.
Owner's title insurance will protect you against hidden risks, which would not be disclosed by even the most meticulous search of public records.
What is closing, or settlement?
When you purchase property, you would initially sign an agreement to purchase the property. Once done, all the inspections, loan application and approval process, appraisal and all other documentation are collected. When that has all been done, you are ready to go to settlement on the property. Settlement is the time you sit down with the sellers of the property and sign all the final documentation transferring the property to you. It is also the time the sellers hand you the keys.
When you refinance, initially, you will apply for your new mortgage. Inspections, appraisal, loan approval and all other documentation must be collected. When that is complete you are ready to go to settlement. At settlement you sign all the final loan documentation for your new loan.
